Project Details
The Port of Ridgefield proposed a master planned industrial subdivision of approximately 78 acres, to be divided into 16 lots for a master planned mixed use development. The intent of the master plan was to provide architectural consistency for future users and create an environment for employment-based industry. Development of the master plan included several different scenarios, each requiring an analysis of traffic impacts and necessary mitigation. The project included annexing approximately 30 acres into the City of Ridgefield, a comprehensive plan amendment, code amendments to development standards, and a zone change. Permitting included wetland and environmental constraints permit approvals. Transportation planning included trip generation estimates, public street configuration, driveway locations, and impact on existing public street intersections including the I-5 interchange.
